Legal Regulatory and Compliance

A landlord’s legal responsibilities towards his/her tenant and property can be a minefield and are subject to regular EU and UK changes. Hobbs Letting offers landlords ongoing support through regular updates, thereby keeping landlords legal and headache-free! We also provide guidance in what landlords can’t do!

Here is a selection of some of the legal requirements:

Energy assessments - Landlords in Scotland who are letting or re-letting their property for the first time are now required to present an Energy Performance Certificate (EPC) to tenants. We are happy to provide this service to landlords who are not currently registered with Hobbs Lettings, as a one-off service.

Electricity - Landlords need to obtain safety certificates for all electrical equipment within their rental property to prove it is safe and will not cause danger. Once again landlords can contact us for a one-off visit without obligation. EPC and PAT testing Energy Performance Certificates and Portable Appliance Testing must by law be provided to tenants. Our in-house surveyors can provide EPCs and PAT testing free as part of our management service.

Gas - Landlords need to ensure that every gas appliance and all gas pipe work meet the required safety standards. With effect from the 1st of April 2009 Capita Gas Registration and Ancillary services will be responsible for the registration of gas engineers. Landlords are required to present a gas safety record of the property being let. Once again we can Hobbs Letting offers this as a one-off service.

Fire - It is an offence to let a property with any furniture or furnishings that do not comply with safety regulations. Hobbs Lettings checks your soft furnishings during a changeover whilst filming your inventory.

Smoke detectors - Properties built after June 1992 must have mains operated smoke detectors fitted on each floor. Hobbs Letting will arrange a speedy upgrade from battery fittings if you have them, and guarantees a competitively-low cost to our landlords.

1. New Landlords.

A tidy and well kept appearance to external paintwork and gardens. Ensure dust bins are discreetly kept in a tidy position

Internally

Keep property neutral with as high a quality of cleanliness and decorative finish as you can afford. A fresh coat of emulsion and the attendance to a few maintenance jobs such as repairing vinyl floors, re-siliconing showers and baths, go a long way towards creating the right impression and attracting a caring tenant

4. Ongoing costs of letting your property

Most properties require ongoing maintenance and refurbishment from time to time, even if it’s empty. We don't charge for application, advertising, inventory, photography, virtual tours & floor plans, EPC, PAT or other certification (except HMO).
